Redefining Luxury Coastal Living

The Horizon Villa is a stunning 8,500 sq ft contemporary residence nestled into the Beverly Hills hillside with unobstructed panoramic views of the Pacific Ocean. Designed as a sanctuary for a family of four, this project challenged us to create a home that seamlessly merges indoor and outdoor living while respecting the natural landscape.

The design philosophy centered on transparency and flow — floor-to-ceiling glazing dissolves the boundary between interior spaces and the dramatic natural surroundings. A cantilevered living room extends over the hillside, creating a floating sensation that defines the home's identity.

Sustainability was paramount throughout the project. The villa achieved LEED Platinum certification through solar panel integration, rainwater harvesting, passive cooling systems, and locally sourced materials. Native landscaping minimizes water usage while creating a natural habitat for local wildlife.

Construction Documents & Permits

Completed full construction documentation. All building permits and environmental clearances obtained.

Construction Begins

Groundbreaking ceremony. Foundation and structural steel work commenced with weekly progress reports.

Structure & Envelope Complete

Primary structure complete. Glass curtain wall installation and roofing finished. Interior fit-out begins.

Final inspection complete. LEED Platinum certification achieved. Keys handed to the delighted Johnson family.

Steep Terrain

Challenge

The 35-degree hillside slope presented significant structural and access challenges for construction.

Solution

We designed a terraced foundation system with anchored steel piers and used the slope as a design feature with cantilevered volumes.

Solar Heat Gain

Challenge

Extensive glazing risked excessive heat gain in the California sun, increasing cooling costs.

Solution

Triple-glazed low-E glass, automated exterior louvers, and deep roof overhangs control solar gain while maintaining views.

Water Conservation

Challenge

California's drought conditions required innovative water management strategies for the property.

Solution

Integrated rainwater harvesting, greywater recycling, and native drought-resistant landscaping reduced water usage by 70%.
